Campus San Pietro: work continues on the multifunctional complex and the redevelopment of urban spaces<\/strong><\/p>\n\n

Rome, 18 September 2026 \u2013<\/strong> Work is progressing on Campus San Pietro, the urban regeneration project being developed in the area adjoining Roma San Pietro railway station, in a part of the city that has remained unfinished for over twenty years.<\/p>\n\n

Designed by MCA \u2013 Mario Cucinella Architects<\/a>, the project comprises a multifunctional complex primarily dedicated to student accommodation, with 186 rooms, alongside 110 hotel rooms, as well as spaces for cultural activities, services and retail. The development will also include four meeting rooms with a combined capacity of approximately 400 people. Completing the development are approximately 400 car and motorcycle parking spaces across a total area of 17,203 sqm, together with 2,522 sqm of retail space, including three food and beverage venues and a 1,040 sqm supermarket.<\/p>\n\n

A 1,500 sqm panoramic rooftop will offer views of the Basilica di San Pietro and the Giardini Vaticani. A canopy will crown the development and serve as an iconic architectural feature, contributing to its architectural identity.<\/p>\n\n

The complex has been designed according to environmental sustainability criteria and is targeting BREEAM Excellent certification. The architectural and building-services solutions are focused on energy efficiency and environmental comfort, with particular attention to reducing energy consumption, maximising natural light and integrating new green areas.<\/p>\n\n

The urban transformation is complemented by an artistic and educational dimension through the Connessioni Urbane competition, promoted in collaboration with GNAMC<\/a>, which involved 41 participants submitting artistic proposals for a wall measuring 145 metres in length and 10 metres in height, located between the new multifunctional complex and Roma San Pietro railway station. The selected artwork, currently in the final stages of completion, transforms the wall from a dividing element into a permanent artistic feature, designed to become part of the urban landscape and the everyday life of the neighbourhood.<\/p>\n\n

Alongside the development of the complex, Techbau S.p.A. is carrying out the redevelopment of the public spaces connected to Campus San Pietro. The works include new pedestrian routes along both sides of Via del Crocifisso and Via Innocenzo III, a new 1,030 sqm public square and a 904 sqm public park, as well as a staircase and lift connecting the square to the Passeggiata del Gelsomino.<\/p>\n\n

The works will also include the reorganisation of the Cavalleggeri car park, with the reconfiguration of parking spaces, the introduction of green areas and street furniture, and the installation of facilities dedicated to market activities, as requested by the Municipio. The new layout will retain the area\u2019s parking function while allowing for a broader range of public uses.<\/p>\n\n

The public-space network will be enhanced by a green boulevard along Via del Crocifisso and Via Innocenzo III, accompanied by new tree planting and the refurbishment of pavements on both sides of the streets. The new square will be connected to the park through continuous paving extending across the roadway, while the area behind the Carabinieri barracks will undergo a new landscaping scheme. Overall, the project provides for approximately 1,600 sqm of green areas, with the planting of around 100 trees and 5,000 shrubs.<\/p>\n\n

As part of the ongoing works, temporary traffic changes will involve the closure of Via Innocenzo III, which is expected to remain in place until mid-November 2026. The agreement with the Municipality provides for a multipurpose room with a capacity of 50 people, located on the ground floor of the building, to be made available free of charge twice a month.<\/p>\n\n

In addition, 50 parking spaces within the multifunctional complex will be made available to local residents at a regulated rate, under the agreement that Techbau will enter into with Municipio XIII, as provided for by Delibera di Giunta Capitolina No. 249 of 6 August 2026.<\/p>\n\n

Through Campus San Pietro, Techbau aims to complete the regeneration of a brownfield area that has remained unfinished for many years, integrating new uses, green areas, services, public spaces and art. This approach is consistent with the company\u2019s development model, focused on regenerating the existing urban fabric and limiting further land take.<\/p><\/div><\/div>
