GROWTH ACROSS BUSINESS SEGMENTS AND STRATEGIC PROJECTS:<\/strong><\/p>\n\n

Milan, 19 October 2026<\/strong> \u2013 During the financial year, Techbau S.p.A. continued to diversify its business model, pursuing opportunities across the following asset classes: Logistics<\/strong>, Living<\/strong> (residential, student housing and hospitality), Data Centers<\/strong>, Industrial<\/strong> and Renewable Energy<\/strong>.<\/p>\n\n

Both Development and General Contracting activities recorded growth compared with the previous financial year. Development generated revenue of \u20ac315.964 million, an increase of 77.1% from \u20ac178.420 million in the previous year, driven by projects in the Logistics and Living sectors. Revenue from General Contracting activities reached \u20ac531.995 million, up 1.2% from \u20ac525.644 million in the previous financial year, with projects spanning Logistics, Living, Data Centers, Industrial and Renewable Energy.<\/p>\n\n

Facility Management also delivered positive results, generating revenue of \u20ac14.569 million, an increase of 65.35% compared with \u20ac8.811 million in the previous financial year.<\/p>\n\n

Logistics<\/strong><\/p>\n\n

<\/p>\n\n

In the logistics sector, Techbau combines its General Contractor activities with Development initiatives encompassing site selection and project delivery.<\/p>\n\n

During the financial year, Techbau completed the sale of two logistics properties located in Valsamoggia and Ferentino (FR) to CBRE Investment Management, with a combined area of approximately 135,000 sqm. Both developments resulted from an integrated process covering the identification of brownfield sites, urban planning and permitting procedures, design, construction and turnkey delivery. The two properties were built to Class A specifications and in accordance with construction standards aligned with LEED certification requirements.<\/p>\n\n

Techbau’s pipeline of logistics projects currently under development or construction includes sites in Casciana Terme Lari, Patrica, San Pietro Mosezzo, Alessandria San Michele, Anagni, Varedo and Pomezia. These developments are designed to meet high standards of quality, efficiency and sustainability, in line with the requirements of internationally recognised environmental certification schemes, including LEED and BREEAM.<\/p>\n\n

In Pomezia, Techbau identified a brownfield site of approximately 95,000 sqm and is developing a logistics complex of approximately 38,000 sqm for Kryalos and Logicor, targeting BREEAM Excellent certification. In Trasta (GE), the company is constructing a logistics facility of approximately 32,100 sqm for Sogegross, designed to ensure operational efficiency and optimise logistics flows, with the aim of achieving LEED Gold certification.<\/p>\n\n

Living<\/strong><\/p>\n\n

<\/p>\n\n

In July 2026, Techbau acquired 14 development projects covering more than 143,000 sqm of development land from AbitareIn S.p.A. (Euronext STAR Milan: ABT). These complement other initiatives, including the acquisition of the former Roma Trastevere railway station and the redevelopment of the former Telecom building on Via Masaccio in Florence.<\/p>\n\n

In Rome, Aurelia New Living, comprising 265 apartments, has been completed, with only a limited number of units still available. Sales are also underway at Via Bombay, a residential development comprising 88 apartments, with delivery scheduled for spring 2027.<\/p>\n\n

In the student housing sector, the final phase of the Novate Milanese campus has been handed over to CX Living. Developed by Techbau and sold to third-party investors, the campus provides a total of 1,100 beds. Two further projects are currently under development: Campus Navile in Bologna, comprising 598 rooms and scheduled for delivery in 2027, and a mixed-use building on Via del Crocifisso in Rome, designed by MCA \u2013 Mario Cucinella Architects and scheduled for delivery by the end of 2026. The latter will combine student housing and hospitality functions, providing a total of 387 beds. All three developments form part of Techbau’s Development activities, involve brownfield sites and reflect the company’s strategy of making better use of existing developed land through urban regeneration.<\/p>\n\n

In Bologna, Techbau is also acting as General Contractor for Kryalos on the Bravo Bologna project. The development involves the redevelopment of an 18,000 sqm building and its conversion into student accommodation providing 677 beds. Construction began in October 2026.<\/p>\n\n

Data Center<\/strong><\/p>\n\n

<\/p>\n\n

In the Data Center segment, Techbau is acting as General Contractor on nine projects with a combined IT capacity of 184.6 MW. Seven are currently under construction, while six involve brownfield sites, highlighting the importance of regenerating previously developed land within the company’s growth strategy.<\/p>\n\n

Projects currently under construction for leading international operators include MIL1 for CyrusOne, where work has commenced and which will provide 27 MW of IT capacity, and ROM1 for Digital Realty, with a total IT capacity of 3.2 MW.<\/p>\n\n

Alongside these projects, Techbau is pursuing its first Development initiative in the sector: the Cavour Hyperscale Campus in Trino (Vercelli). The project will transform the site of the former Galileo Ferraris power plant into a major data processing and artificial intelligence hub, set to become one of the largest of its kind in Europe. The Italian Government has recognised the project as being of overriding national strategic interest under Article 13 of the Asset Decree.<\/p>\n\n

Industrial<\/strong><\/p>\n\n

<\/p>\n\n

In Cernusco sul Naviglio (MI), Techbau is constructing a GigaFactory for De Nora dedicated to electrolysis systems and fuel cells, with a production capacity of up to 2 GW.<\/p>\n\n

Completed projects include Loro Piana’s new knitwear centre of excellence in Ghemme (NO), covering more than 8,000 sqm and bringing together the entire production process, from research and development through to finished products. Another completed development is a new facility for an industrial multinational in Vercelli (VC), covering approximately 17,000 sqm and integrating manufacturing, offices and logistics within a single functional complex. Both projects have achieved LEED Gold certification.<\/p>\n\n

In Maranello (MO), Techbau is also constructing an industrial facility dedicated to vehicle painting operations for a major international operator.<\/p>\n\n

Renewable Energy<\/strong><\/p>\n\n

<\/p>\n\n

Techbau’s renewable energy activities encompass projects in solar photovoltaic power, biomethane and green hydrogen.<\/p>\n\n

On behalf of Retina, the company is constructing plants designed to remove nitrates from agricultural land through biomethane production, with projects located across Lazio, Campania, Puglia and Molise. In the green hydrogen sector, an area of particular importance within Europe’s energy landscape, a project involving the construction of two plants in the provinces of Taranto and Brindisi, with a combined capacity of 452 MW, is entering its start-up phase. In the solar photovoltaic sector, Techbau is developing ground-mounted installations in Masserano (BI), with a total capacity of 15.72 MWp, and at the Passo Corese quarry (RI), with a capacity of 13.34 MWp.<\/p>\n\n

Techbau Green Energy S.p.A.<\/a><\/strong> (TBGE) also continues to expand its activities. The company is owned by Techbau S.p.A. and Green 2 S.p.A., a company backed by Eurizon Capital Real Asset SGR S.p.A. and Equiter SGR S.p.A. TBGE specialises in the generation and sale of renewable energy and strategic energy management for businesses and investors. As of 30 June 2026, TBGE had consolidated its operations, with 43 MWp of solar installations in operation and under management, 61 MWp under construction and 45 MWp at ready-to-build (RTB) stage. Between July 2025 and June 2026, the installations under management generated 36,524 MWh of electricity, helping to avoid 14,020 tonnes of CO\u2082 emissions.<\/p>\n\n

Sustainability<\/strong><\/p>\n\n

Techbau has reaffirmed the commitment it made two years ago by voluntarily publishing its third Sustainability Report. The report was prepared in accordance with the European Sustainability Reporting Standards (ESRS), adopted by the European Commission, and was subject to a limited assurance engagement conducted by an independent third party. This approach reflects the company’s commitment to communicating its sustainability objectives and performance clearly and transparently, providing stakeholders with reliable information on its practices.<\/p>\n\n

Following the achievement of LEED Platinum certification for the San Pietro Mosezzo logistics facility in April, the total certified floor area has exceeded 2.5 million sqm, across 55 projects certified under the LEED and BREEAM standards. Brownfield regeneration remains another central element of Techbau’s approach, with 42 projects developed on previously urbanised sites, helping to prevent the consumption of approximately 1.9 million sqm of previously undeveloped land.<\/p>\n\n

Looking ahead, Techbau aims to progressively increase the share of direct investments in its business while maintaining a significant proportion of General Contracting activities and prioritising high-value-added projects. With 62 active construction sites and a pipeline of projects under development and construction, the company reinforces its position as a trusted partner for international investors and operators, while continuing to contribute to the energy transition, urban regeneration and the development of strategic infrastructure in Italy.<\/p><\/div><\/div>","protected":false},"excerpt":{"rendered":"
