UNIVERSITY CAMPUS BOLOGNA NAVILE

Techbau, a leading company in the private construction sector, in collaboration with CampusX, Italy’s leading platform for student housing and hybrid hospitality management, and TECO+partners, an excellence in architectural design and planning, announce their partnership for the urban regeneration project of the Navile district in Bologna.

The new University Campus aims to enhance a historic district of the city through an ambitious, innovative, and sustainable initiative. The project will include a structure designed to meet the needs of the new generations, featuring 313 single rooms, 30 double rooms, 152 rooms with living spaces, and 54 rooms for short-stay hospitality, offering diverse and flexible housing solutions.

Students will also have access to over 1,500 sqm of common areas, including a wide range of services such as coworking spaces, a lounge area, a gym, a shared kitchen, a laundry, a game room, and a study room. These spaces are designed to foster social interaction, inclusion, and well-being, creating a vibrant and dynamic community.

A distinctive feature will be the innovative design by TECO+partners and the interior design choices by CampusX, aimed at providing students with a welcoming and contemporary living experience. Particular attention will be paid to sustainability through the use of cutting-edge technologies and recycled materials, with the goal of achieving the international BREEAM environmental certification.

A model of innovation and collaboration

“This project represents much more than an urban development: it is a story of transformation, sustainability, and a vision for the future of the city”, said Andrea Marchiori, CEO of Techbau S.p.A. “It is a concrete example of how collaboration and innovation can create value for the community.”

The project will improve the livability and strengthen the integration of the Navile district with the city of Bologna, showcasing how a shared vision guided all phases of development, from concept to construction management.

A commitment to excellence and global connection

“This project marks a significant step forward in setting innovative standards for the hospitality sector in Italy. Our model goes beyond offering housing spaces: we create ecosystems that enhance the quality of life and generate a positive impact for both residents and the local context. Thanks to the fruitful collaboration with the Municipality of Bologna, the Navile district will become a hub for Italian and international students, boosting the local economy and enriching the district’s social and cultural fabric,” said Samuele Annibali, CEO of CampusX.

Architecture in dialogue with community, sky, and nature

“We designed the building as a courtyard with a central green space that fosters a sense of community, harmonizing heights and volumes with the urban context. The towers at the ends not only increase housing capacity but also serve as architectural landmarks. The blue gradient on the facades, which interacts with the sky, and the integrated greenery strengthen the connection to nature, making the building a seamless part of its surroundings,” stated Architect Luigi Benatti of TECO+partners.
