Techbau invests in Rome in a building designed by Mario Cucinella Architects

In the vibrant heart of Rome, just steps away from Vatican City, an ambitious urban regeneration project is coming to life—set to become a new landmark for the neighborhood: the multifunctional building on Via del Crocifisso. This initiative blends innovation, sustainability, and quality of life, and is the result of an investment by Techbau S.p.A., designed by the international firm MCA – Mario Cucinella Architects.

Via del Crocifisso is located in one of the most strategic areas of the capital, perfectly connected by the Roma San Pietro train station, numerous bus stops, and Metro Line A, which links easily to the city’s main attractions. The district offers a unique balance between urban vitality and tranquility, enriched by a strong cultural, academic, and international presence.

Techbau chose MCA for its contemporary vision of sustainable architecture. The firm has created a space that integrates aesthetics, technology, and environmental and social responsibility. The result is a building that spans four above-ground floors and three underground levels, offering flexible and innovative solutions. Its architecture harmonizes with the urban context, promoting a new way of experiencing the city. This integrated ecosystem enhances community well-being by providing a full range of services.

The complex will feature 187 student rooms and 111 hotel rooms, totaling 387 beds, creating a hybrid environment that meets diverse market needs. It will also include restaurants, a gym, a cultural space, and a supermarket, all supported by 370 underground parking spaces.

This project is part of a broader urban transformation plan for the Via del Crocifisso area, aimed at revitalizing underused spaces and concretely improving the district’s livability and accessibility. It places special emphasis on environmental sustainability, adopting low-impact construction methods, efficient resource use, and the creation of modern, safe, and eco-friendly infrastructure. A key feature of the intervention is the creation of a new public square and landscaped garden—designed to act as true catalysts for social interaction and well-being. These inclusive, accessible public spaces not only upgrade the area but also generate urban value and strengthen community ties.

The project also includes major infrastructure improvements, such as the redevelopment of local roads, the upgrade of utility systems, and the installation of high-efficiency equipment. It is a tangible investment that goes beyond residential construction, bringing real benefits to the urban fabric and quality of life for residents.

Techbau reaffirms its commitment to investing in Rome. In addition to its two NEW LIVING-branded residential projects—one in the Aurelia area and the other in EUR—the company continues to view urban regeneration as a key lever of value for the city. Both developments are built to the highest standards of environmental sustainability, energy efficiency, and architectural quality, in line with a vision of contemporary living that is functional, people-centered, and future-ready. These projects are designed to meet today’s housing needs, with a focus on comfort, technology, and everyday well-being.
